Ennismore launches co-work brand inside Hoxtons

Ennismore, the UK-based company behind the Hoxton lifestyle brand, has launched its in-hotel co-working brand, Working From_.

The shared workspace brand will roll out this October with locations within two of its hotels: The Hoxton, Southwark in London (opening September 2019) and The Hoxton, Chicago (opened April 2019). Working From_ memberships start from £75/month.

Designed by Ennismore Design Studio, Working From_ caters for all working styles and moods – from library desks all benefiting from natural light, ergonomic chairs, wireless charging, cosy corners, communal spaces with armchairs and custom designed daybeds. The concept has studio spaces, offices, wellness programs and nutritionist-designed menus.

When asked about the cost and return of the co-working concept, Ennismore CEO Sharan Pasricha told HOTELS, “We are a for-profit enterprise. We underwrite each space by ascertaining the relationship between capital expenditure to fit-out a space and our ability to generate income through membership sales net of operational costs and market rent.”

Working From_ will be open 24/7 and offers a range of membership tiers, including a Day Pass (£30); Desk Hop (£200/month) for those happy to desk surf; Open Studio (£500/desk), which provides a permanent desk in a pod of 6 or 8 people; and Private Studio (from £700/desk), which gives members their own office. Another option is Side Hustler (£75/month), which offers access after 5:30 p.m. on weekdays and all weekend. The lobby will remain free to anybody that wishes to use it.

Extras differ by membership tier and include “mates rates” for The Hoxton’s bedrooms and restaurants, free guest passes, a help-yourself pantry full of snacks, stationary cupboard filled with pens and Post-Its, £2 barista coffee, duvet days (day-use hotel rooms), unlimited meeting room access and printing in line with a fair use policy, and a dedicated deadline hotline where, if available, members who are working late into the night can get a hotel room for £25. There are also weekly events, wellness space run by local partners, and food served at the nutritionist-approved café or delivered directly to member’s desks.

Launching in October and occupying six floors of The Hoxton, Southwark after it opens its doors in September, Working From_Southwark will offer 744 desks, five meeting rooms, a wellness studio with daily classes, a winter garden, and quiet booths for making private calls. The six floors are flooded with natural light, and dressed with plenty of planting to give a fresh, garden-like feel.

Local fitness partner, The Refinery E9, will curate the programming in the wellness studio, running daily classes, including yoga, mindfulness and meditation. YCN will curate weekly member events designed to inspire and enrich professional development through a series of free talks and workshops. Additional facilities include showers, lockers, bike storage, and a members’ café.

After opening its doors in April, The Hoxton, Chicago will be home to Working From_West Loop. It will offer two floors of shared workspace with 294 desks, two meeting rooms, two terraces and a weekly program of thought-provoking events.

Additional facilities include lockers, showers, a members’ cafe and bar, and access to The Hoxton, Chicago’s wellness studio where members will have “mates rates” on a rotating calendar of programming from local partners.
